BUYING REAL ESTATE: How to transfer money?

Among people wanting to buy property in Thailand, one of the most frequently asked questions is: “How can I transfer money to me?” There are a couple of options - each of them has its own pros and cons.

1. Traveler's checks

Traveler's checks American Express freely exchanged for Thai baht in many banks in Thailand. Their exchange rate is higher than that of cash; a fixed working group of about 30 baht is taken from each check. Based on this, it is most profitable to buy travel checks of high denominations, for example 500 or 1000 dollars or euros.

When opening an account in a bank in Thailand, depositing funds into a bank account using traveler's checks is equated by Thai banks to “receipt of funds into the account from abroad in Thailand” (relatively speaking, an analogue of a financial transfer from abroad). Accordingly, such funds are sufficient grounds for obtaining a certificate of “foreign origin of funds” (FET) from a Thai bank and purchasing an apartment in the Kingdom of Thailand.

Buy traveler's checks in Russia it’s not difficult. Contact branches of different banks and find out next questions:

— Does the bank sell traveler's checks in general?

— What working group exists for the sale of traveler's checks (maybe about 1-2% of the amount, in most cases, should not be more than 0.5%)?

— What specific denominations of traveler's checks are offered (preferably the largest)?

— What is the method of payment for traveler's checks (much more often banks sell traveler's checks for cash) and the exchange rate (if you pay for traveler's checks in rubles)?

— How much traveler’s checks can be purchased at a time and is it necessary to pre-order them a couple of days in advance?

Having learned the answers to these questions, choose the most convenient and successful bank for yourself, order traveler's checks for the required amount and the required denominations, and go buy them.

ATTENTION: According to the restrictions of currency control of the Central Bank of Russia, all transactions related to the purchase or exchange of currency in amounts exceeding 700 thousand rubles fall under control. Based on this, we recommend not to exceed this threshold for a one-time purchase of traveler's checks.

To purchase traveler's checks, you will need a Russian and/or international passport. Your last name and first name will be copied from your passport in Latin letters. Upon completion of purchasing traveler's checks from the bank, you will be given two papers:

  • standard help bank (analogous to a currency exchange certificate) - possibly required by customs officers when exporting traveler's checks from the Russian Federation
  • A receipt from the traveler's check company (American Express) - this will only be needed if your traveler's checks are lost to restore them, and will probably (but not necessarily) be asked by the Thai bank clerk to make a photocopy of it.

When purchasing traveler's checks, you, in the presence of a bank teller, must sign any check, but only in one place for signature (checks have two places for signature). The second signature is placed only when cashing a traveler's check at a bank in Thailand (also in the presence of a cashier) and is a guarantee that you are the owner of this check. It is not necessary to sign the traveler's check with the same signature that appears on your passport or international passport.

The signature in both, two places of the check, possibly completely arbitrary, the main thing is that your second signature, made at the time of cashing, coincides with the first.

There are no restrictions on the export of currency in traveler's checks in the current Russian legislation. When exported from the Russian Federation, they are subject to declaration individuals in writing, if their amount exceeds the equivalent of $10 thousand, without indicating the purpose of the acquisition. In other cases, exported traveler's checks are declared in writing by individuals at will.

This information is of interest only to customs and is not provided to other authorities. If checks are not declared and they are found in your possession, the checks will be confiscated until you return to Russian Federation.

In a Thai bank, when crediting money to an account, not counting actual traveler's checks, you will need a foreign passport, probably a receipt from the issuing company (photocopies are taken of the foreign passport and receipt). In addition, this is where you will put a second signature on your own traveler's checks. Upon completion of compliance with all the simple formalities outlined, you will become the owner of an account in Thai baht of a Thai bank, from which transactions will be carried out to pay for your purchase of real estate in Thailand, and the bank will issue a certificate for the purchase of real estate.

2. Bank transfer.

An equally ergonomic, and sometimes even more successful method of paying for real estate received in Thailand is bank currency transfers (telex transfer). The main advantage of a bank currency transfer is that the conversion rate into baht for dollars or euros received in a Thai bank account is higher (in other words, it is the best) than the exchange rate for cash and traveler's checks.

What specific restrictions may exist for bank transfers:

  • One-time

a bank transfer without providing documents for its purpose in favor of another person cannot be greater than the amount of 5,000 dollars

  • A one-time bank transfer without providing documents for its purpose to your own account abroad or the account of a close relative cannot exceed the amount of 10,000 dollars

To transfer any amount exceeding the above, you must provide the bank for currency control with documents for payment of the contract, invoices or other documents confirming this amount. When transferring from your own account in the Russian Federation to your own account in Thailand, you are required to give the bank a certificate from your tax administration that you have notified it of your opening an account abroad!

The main drawback is that it is not necessary to provide documents, otherwise, depending on the specific department of a particular literacy and the bank of its employees in the Russian Federation, you may be asked to provide, completely unauthorized, for example, a notarized translation of a contract into Russian or other documents in Russian Scroll official documents given above.

Bank currency transfer options:

  • Without opening an account - the most expensive transfer of money abroad
  • With the opening of an account - in most cases, the working fee for transferring funds from a bank account is slightly lower
  • When opening an account through the Internet Banking service, independent currency transfers from your own account via the Internet often also have the lowest working group for the transfer.

For example, the working group for the outlined options for bank currency transfer in the same bank can be 1.5%, 1% and 0.4%, respectively.

When sending a bank transfer, you also need to clarify its type. The fact is that the banks involved in the transfer ( currency transfer rarely goes directly) will be able to charge an additional working group for transferring money through themselves.

Depending on how the currency transfer proceeds, when passing through intermediate foreign banks, “along the way”, it is written off to the working group. Commissions can be percentage or fixed. Besides this, ANY Thai bank will write off a fixed 300 or 500 baht from a transfer from abroad.

The intermediate bank will also take its own working group - such commissions are typically 20-30 dollars. The total amount in dollars upon arrival to the account will be 20-50 dollars less.

3. Bank cards.

Debit and credit payment cards VISA systems and Mastercard are accepted for payment almost everywhere in Thailand, and ATMs for withdrawing cash are available at every turn. In the offices of some large developers, you also have the opportunity to pay for booking an apartment - but this operation will most likely cost you a 3% commission.

Let us immediately note that paying for the purchase of an apartment with a card or withdrawing money from the card does not give you the opportunity to obtain a FET certificate from a Thai bank, which is necessary for purchasing an apartment in a condominium.

When using a card to get cash through an automated teller machine (ATM) in Thailand, do not forget that the card issuing bank charges a working fee for receiving cash, in addition, the working group of the Thai bank that owns the ATM charges 150 baht per transaction, regardless of the amount. The limit for one-time cash withdrawals from Thai ATMs, in most cases, does not exceed 20,000, sometimes 25,000 baht.

Based on this, when withdrawing, for example, 500,000 baht, your total losses in addition to this will be about 3%. In case you have a plastic card Gold or Platinum, you have the opportunity to contact the branches of some banks and immediately withdraw an amount of up to 300,000 baht, but in this case the working group will not be less than 3%.

In addition to the above, it is necessary to note that Thailand is on the list of so-called “high-risk” states for cardholders. Based on this, it is highly recommended before traveling to mandatory call your own bank and find out how the bank’s work relates to card transactions in Thailand - there are often cases when the card was blocked by the bank after several or even after the first transaction in Thailand.

An obvious plus bank cards The fact is that it is possible to withdraw cash or pay for a small purchase in almost 60 seconds. But operating with more or less large sums will be quite expensive and not always possible. Each card has its own monthly and daily limit, so check with us before your trip. own bank, which limit is cheap for you.

4. Cash currency.

This is the most inappropriate method for purchasing real estate. There are no restrictions on importing currency into Thailand, but exporting a large amount legal - very problematic. In addition, even if you managed to take out a “suitcase of greens,” exchanging cash does not give you the right to receive a FET certificate from a Thai bank!

So, with these funds it will be possible to purchase only a house or land, and you will need to forget about purchasing an apartment in a condominium.

This means that such funds are sufficient grounds for obtaining a certificate of “foreign origin of funds” (FET) from a Thai bank and purchasing an apartment in the Kingdom of Thailand.

It is not difficult to purchase traveler's checks in Russia. Contact branches of various banks and find out the following questions:

Does the bank sell travelers checks at all?

So you can only buy a house or land with this money, and you will have to forget about buying an apartment in a condominium.

There are several instant payment systems, they are all very similar. You need to find a representative of the system in your city (this is a bank or a separate office) or pay online (depending on available ways on the systems website), bring money, indicate the recipient’s first and last name, country of receipt and city. All.
No account opening required. We will analyze only the 2 most popular systems: MoneyGram and Western Union.

MoneyGram (Manigram)- description in Russian and step-by-step instructions.
Translation in progress on average 20 minutes, the sending fee depends on the amount, but is usually not high. You can find a list of Manigram agents in your country using the worldwide agent search form. Once you have found an agent bank, simply contact them and ask them to explain to you how to send money to Thailand and how much it will cost.
For example: you are looking for a list of agents in Moscow, by entering in the search form either a country, a city, or both, you can easily find a list of all agents, find the one closest to you and just call the specified phone number, they will explain the dispatch details to you.

Western Union- description in Russian.
You can find the nearest agent on the system website. The rest is similar to the manigram.

Important:
1. All invoices for payment by these methods are issued in Thai baht!
You pay in rubles or dollars at the bank. You must indicate that the amount should be received exactly as indicated on the invoice! This is done because in Thailand you can only receive money in Thai baht and the issuing rate may differ from the real rate.
2. If you cannot verify that the amount received by us = the invoice amount and you pay in dollars, then you will have to add 5% to the invoice value.
3. After payment, you must tell us your full name. sender, contacts and address, transfer number, amount, security question - answer (if any) and paid invoice number.
4. Don’t pay using systems instant transfers(moneygram or Western Union), if you have not received an invoice for payment using this method or do not see the amount in Thai baht!

Payment experience from our clients ()
1. I found the nearest bank in the list of banks (it turned out to be Impexbank on Prospekt Mira), stopped by and paid in 15 minutes. The invoice amount was $597, I paid $629, i.e. The exactions amounted to 32 dollars.
WORTH REMEMBER: due to the time difference, the payment usually reaches the recipient the next day. The moneygram arrives instantly, but by the time you get to the Internet, by the time you send an email with the transfer details, by the time the email is received in Thailand, banks there are already closing. P.S. Banks in Thailand close at 15.30, which is 12.30 Russian time in summer and 11.30 in winter.
2. I just paid with Moneygram. I will describe the process in detail so that others do not experience my difficulties...
There are only 3 banks in our city that make such transfers. In two of them, people trained for this system were on vacation. I came to the third bank (Impexbank) with a printout of the invoice and money. I say that you need to send money via moneygram to Thailand. A cute girl is wondering if Thailand is a country or a city!!! I say the city is Bangkok... And I add that my invoice is in Thai baht and this amount should be transferred to the recipient. The girl says that they only transfer dollars and she doesn’t know any baht. I promise the girl to return, and I go to the Internet to ask and at the same time call the Moscow branch of this bank (they have more experience) and consult with them. It turns out that you have to pay in dollars... It’s just that when making a transfer, the bank must use the program to calculate the amount due at the rate from baht to dollars, and upon receipt there will be a reverse recalculation. I return to my bank and organize an educational program. Then the whole thing took 15 minutes. Many people may not have such problems, but this was my first time transferring money this way. And the bank, it seems, too.

Can I withdraw money from Thailand after selling a property?

A person who receives money from the sale of real estate in Thailand is subject to tax (from 0 to 37%). Additionally, a business tax is applied, 3.3% of the sale price or the appraised value of the property (whichever is higher), which must be paid if the seller has owned the property for less than 5 years. A transfer tax of 2% of the assessed value is also paid. Stamp duty of 0.5% of the assessed value is only payable if no business tax is paid.

As for the withdrawal of money itself, you will be able to withdraw an amount no more than that indicated in the document confirming that you received money from abroad when purchasing real estate. You will have to keep the difference between this amount and the actual selling price in a Thai bank account.

To withdraw money abroad, you will need to bring to the bank a document confirming the receipt of money from abroad for the purchase of a condo, information about your Thai bank account and a passport. When transferring an amount of more than 20 thousand US dollars, information about the transfer is transferred to the Bank of Thailand. When transferring more than 2 million baht, the information is transmitted to the Anti-Money Laundering Committee.

What is Foreign Exchange Transaction Form? Is this the same as Thor Thor Himself?

Foreign Exchange Transaction Form - official bank document, which is issued by the bank that received the transfer of money from abroad to your account in Thailand. You must receive this form (yes, it is the same as Tor Tor Sam) from your bank after transferring funds to purchase property in Thailand. This form is required if you are transferring an amount equivalent to more than 20 thousand US dollars (in any currency) to Thailand to purchase real estate, you will need it later if you sell real estate and want to bring money from Thailand.

There are several options for obtaining Tor Tor Sam (TT3)

You transfer an amount of more than 20 thousand US dollars to Thailand directly to the developer's account, after which the developer receives TT3 from the bank for you.

You transfer an amount of more than 20 thousand US dollars to your real estate agent's account in Thailand, after which the agent receives TT3 from the bank for you.

If you transfer more than 20 thousand US dollars to your account in Thailand, and then transfer the money to the developer's account in Thailand, then you must obtain TT3 from your bank yourself.

If you received the money more than 10 years ago and you have lost or have not received the TT3, then you should be aware that banks do not keep records for that long and there is no way to obtain the TT3, so please keep the TT3 in a safe or other safe place.

Bank transfer (TT - telex transfer / bank transfer)

Bank transfer is one of the most inexpensive payment methods. Go to any bank and ask about the procedure for sending money abroad. Please see our bank details in your invoice. You can choose to pay legally. person (company) or individual person (personal account) and you do not have to have a bank account to pay Bank transaction!

Which translation to choose, legal? face or physical face?
It depends on your country's laws, your bank's rules and the amount. For example, for citizens of Russia, small transfers are equally easy to make to any account, large ones (over $10,000) are easier to transfer to the account of a legal entity, and for citizens of Ukraine it is difficult to send to the account of a legal entity. persons, but at the expense of individuals. The faces are very simple.

Attention!

1. If there is an intermediary bank between your bank and ours, you pay the intermediary bank's fees, usually $10-$15. The exact amount of the invoice should be credited to our account.
2. After payment, be sure to send us the payment slip by e-mail or fax indicating your invoice number.
3. In Russian banking forms Instead of "a\c name (account name)", "beneficiary" or "recipient" is often used. Do not forget to copy all data from your invoice correctly. The payment will not go through if the name and account number, as well as details of the recipient's bank, are not provided.

If your bank does not have a direct connection with our bank, as well as a correspondent account in a New York bank, or simply does not know how to send direct bank payments and for this purpose uses an intermediary bank, the sender is obliged to pay the fee of the intermediary bank (international practice).
Once the money arrives in our account, we pay our bank's bank fees (we do not ask you to pay our bank's fees) in Thai baht, usually the same amount of 10-15 dollars.
Your bank is required to know the shipping fees, as well as the intermediary bank. If they do not want to check this information (which is usual for Russia and Sberbank), then attach an additional 15 dollars to the payment and based on the bank statement upon receipt of payment (we will send it to you), we will make a mutual settlement with you.

What happens if you do not receive the full invoice amount?
In this case, the status of your order will change to “Bank commission” and you will be sent a letter with explanations, as well as your manager will send you a statement from our bank for confirmation. You will need to pay the difference; it is usually convenient to do this with Robokash, as it allows you to easily pay small amounts in 36 ways. Only after paying the full amount will your status be changed to “Paid” and vouchers sent.
An extract from our bank shows the original amount received in dollars, and then the amount after conversion into Thai baht, and finally, the commission that Ivan Susanin pays in Thai baht. We always pay our commission ourselves, but Thailand must receive the full amount of the invoice, and not less.

Important advice: when you go to the bank, take the invoice with you, after copying all the data from the invoice, but do not show it to the bank employee. Oddly enough, most shipping problems appear when you show the invoice, as our clients have written about many times on the forum at.
If they really don’t want to send without an invoice, you can always show it.

Experience in sending money from our clients (legislation different countries and bank rules may differ!):

1. I paid through ROSBANK, a regular branch on the outskirts of Moscow.
It happened something like this: I came, showed the invoice, and said - I need to send the money to Tai. They tell me - will you open an account or not? I decided without opening it. OK! Write an application in which you MUST indicate:
Corresponded Bank (beneficiary's correspondent bank)
A/C name (beneficiary)
A/C number(beneficiary account)
Swift No
In the column "Purpose of payment" write - transfer of funds to running costs in favor of a non-resident
After that, pay the Invoice + $40 in 2-3 days money in Thailand.

2. I paid by bank transfer from Ukraine through Bank Aval (fortunately I work here myself).
The main problem with Ukrainian legislation is that you cannot pay to legal entity without supporting documents (originals) translated into Ukrainian, etc.
There is a way out - you can pay the equivalent of $1,000 per month from one current account in favor of a non-resident individual. That's why I took the details personal account(individual) and sent as a private transfer.
The bank commission for the transfer is 20 US dollars, during the transfer another 15 dollars are withdrawn by some intermediary bank (although, according to the terms of the transfer, the net amount should already be received)
Sent by e-mail copy of the SWIFT message, money arrives within 2 business days. Everything seemed to go well.

3. If there is a certificate of purchase of currency, then by simple bank transfer. Come with your passport, invoice and money. As I understand it, the transfer amount should not exceed $3,000 (need to be clarified), which is due to the limitation on the amount of $ that can be taken abroad by a private individual. Write a translation of the invoice on the spot, or rather, only the purpose of the payment. The bank charges 0.2% or $10 per transaction, whichever is greater. Payment goes until 4 banking days. It is advisable to know in advance whether the intermediary bank will take a percentage of the transfer. (It definitely takes euros). If this is unknown, then tell the bank that if something happens you will pay extra, leave your phone number, and they should call when the answer comes from that bank (that’s what I was told). If there is no certificate, then the bank issues a deposit (opens an account) from which it makes the payment. The account is reset to zero. The costs are the same.

4. Good day everyone!
My experience of payment through VTB24 Telebank. The transfer amount was more than $5,000.
- If the transfer amount is less than $5,000 and you do not have a certificate (Inter-PRO program), you must sign unsigned orders at the bank.
- launched the Inter-PRO program
- Logged on to the Telebank website http://www.vtb24.ru/personal/remote/
Clicked "Log in with certificate".
- Transferred the required amount of rubles to the telebank account (UPI 1038)
- Bought currency (UPI 1111)
- I am filling out a currency transfer (UPI 9995), the details in the invoice from Susanin are enough to fill out this form
- in the field "Recipient's bank" SWIFT code do not write anything - leave an empty space in the field " Additional details"(the last field in this form at the very bottom) you must enter "Swift address: KASITHBK" - this is an indication of the bank's support service.
- in the field “Commissions of other banks, if any, are paid”, select “Payer”
- in the Recipient “Address” field, entered Susanin’s address, which is indicated at the top of the invoice, specifically “786/243-244 Thonglor Tower, 12th Fl, Thonglor soi 18, Sukhumvit 55, Klong Tan Nua”, removed extra spaces, dots and the word "Wattana" - met the 80 character requirement
- in the “payment purpose” field I wrote “oplata scheta No.----- ot...... za uslugi”
