Land cadastral extract

A land cadastral extract or certificate KV1-KV6 has different names, but, in fact, is the same document, providing information from the State Property Committee (state real estate cadastre) about the land plot. The cadastral extract contains the unique characteristics of the property and consists of the following sections:

KV.1 - general data, which indicates the plot number, address, category of land, area, permitted use and owner.

KV.2 - plan (location of objects, buildings on the territory, communications, gas pipeline and the layout of the site itself).

KV.3 and KV.4 - these sections are drawn up only on the condition that the land plot has been surveyed, it has been registered, and information about the survey is present in the State Real Estate Cadastre. Form KV.3 contains information about the parts of the site, if it is divided internally into several parts, as well as information about the encumbrances and restrictions existing on the site. For example, a restriction on construction is if a high-pressure gas pipeline runs along the border of the site, and accordingly, the construction of objects on the site must be coordinated with the gas service. If the site is located near the airport, then there is a restriction on high-rise construction of buildings and houses above 4 floors. If the restriction is established in favor of other persons (for example, a mortgage using borrowed funds), then this will also be visible from section KV.3 of the statement.

Section KV.5 - has a description of the location of the boundaries of the land plot, indicating directional angles, numbers of adjacent plots, addresses with the names of the copyright holders of neighboring plots.

Section KV.6 - contains a description of the turning points of the land boundary, which are determined by the coordinate system X and Y, the accuracy of the determination (depends on the category of land of the site, the error should not exceed the permissible norm).

The cadastral extract is valid for 5 years. After five years, information about the site loses its relevance. This is due to the fact that once every five years a state assessment of land occurs, and all plots are assigned a new cadastral value. This new data is immediately entered into the real estate cadastre and previous information about the cadastral value of the land plot is considered obsolete.

In addition to the cadastral extract, there is also a passport for the land plot. It is also provided by the State Real Estate Cadastre (GKN) and duplicates the extract with a slight difference. Why there was such confusion is not entirely clear. But, nevertheless, these two documents exist and complement each other.

The validity period of the cadastral extract is 1 year. Cost - 1400 rubles with a production time of a week. An urgent cadastral extract costs 5,500 rubles, and can be received the next day.

What is the difference between the cadastral extract KV.1-KV.6 and the cadastral passport?

It must be remembered that the cad passport never has coordinates and information about the perimeter of the site. That is, a passport is a castrated cadastral extract. This is confirmed by the fact that even if the passport contains a drawing or diagram, one should not think that the boundaries of the site have been established. This can be accurately determined only by surveying in the cadastral extract, in section KV.5. If you order for yourself (you want to check the borders, see who the neighbors are, etc.), then you order a cadastral extract with all sections, from the first to the sixth. It will list the encumbrances, if any, for example: general right of use, laid underground gas pipeline, ban on the construction of buildings higher than 3 floors (only if there is an airport nearby, etc.) On the other hand, a passport is an official document to provide to various government agencies, and therefore information from the cadastral register is needed only in this form.

Another important point. Don't throw away old requests. Sometimes the plot can be recalculated and the boundaries moved without your participation, and then you will need evidence, you will need to present a previous cadastral extract.

Cadastral documents (extracts) from competitors are most often made on Zeleny Prospekt. With us, you can place an order for a cadastral extract with the condition that it will be produced in the exact area in which your site is located. This is done for the reason that it is better to request cadastral information locally, at the place of registration. This is especially true if the cadastral extract is ordered online, via the Internet. In almost half of the cases, you receive a document that says in small print at the bottom: to clarify the information, we sent a request to the territorial body where your land plot is registered and if any changes come from there, we will additionally inform you.

A cadastral extract is special information that is prepared based on the requests of applicants. This document must fully comply with them.

What kind of document is this?

The cadastre extract must contain all information about any property: non-residential or residential building, land plot. In the latter case, it must be included in the list. You can get it from Rosreestr.

What is a cadastral passport?

If you are interested in what a cadastral extract is, then you will definitely need to find out about a special passport, which contains all the available information about the property that is in the State Property Committee. At the same time, the cadastre passport must fully comply with all norms and rules. Today, there is a special form that is used to register rights to a particular property. It should be remembered that a cadastral passport is necessary in order to carry out transactions. Information on the object both in the passport and in the extract can be exactly the same.

As a rule, a cadastral extract has an unlimited validity period, but in most cases, if you want to make a transaction on this real estate, the notary will ask you to update the data. This is explained by the fact that over time the characteristics of an object can change greatly.

Why do you need a cadastre extract?

As a rule, it is necessary in the following cases:

  1. If you need to create boundaries on a land plot or draw up relevant land management documents.
  2. If you need to clarify the area of the site and its established boundaries.
  3. If it is necessary to register any object on the site for capital construction.
  4. To check whether the land tax was compiled correctly.
  5. To get accurate information about the cost of the plot.
  6. To clarify whether the State Property Committee has information about this property.

how and where?

Where can I get a cadastral extract for any type of premises (non-residential and residential)? This can be done in a special technical inventory bureau (abbreviated as BTI). You can find its territorial representative offices in literally every city. By the way, a passport is also issued right away. Also, a cadastral extract is issued by the Federal State Unitary Enterprise Rostekhinventarizatsiya. You should remember that in order to receive it, you must submit a whole package of official documents that confirm your right to own the premises.

You also need to remember that the cadastre extract is issued only in the territorial representative office to which this object belongs. You must provide a certificate of state registration of land, a purchase and sale or lease agreement. You must submit a formal application for an extract.

What methods are there to apply for an extract?

An interesting fact is that today you can submit an application to order a passport or cadastre extract in different ways. Everyone chooses exactly the one that suits him best.

The cadastral extract of a land plot consists of sections: KV. 1, KV. 2, KV. 3, KV. 4, KV. 5, KV. 6. The main purpose of the extract is to provide information to the property about the requested land plot. This document contains the unique characteristics of a particular property.

A cadastral extract about a plot of land must have a registration date and registration number. Section KV.1 of the extract includes general information about the land plot. Previous data is indicated here, that is, the previously assigned individual registration number of the site or the numbers of the sites that formed this site. The address of the allocated land plot is indicated. If the address is missing, the location description is used. The extract indicates which category of land the site belongs to:

  • agricultural land;
  • lands located under populated areas;
  • lands of industry, transport, energy, computer science, radio broadcasting, communications, television, defense, space activities, security and other special purposes;
  • lands, including specially protected areas and objects;
  • lands occupied by forest fund;
  • lands belonging to the category of water fund;
  • reserve fund lands;
  • unspecified category of land.

KV.1 must specify the type of permitted use of this land plot in full compliance with the records of the state real estate cadastre. The size of the plot is indicated in square meters. If there is information about errors in the state real estate cadastre, then the permissible error is indicated. Next, the cadastral value of this land plot (in rubles), the specific indicator of the cadastral value, which is expressed in rubles per square meter, and information about the coordinate system are written down.

In addition, KV.1 includes information about the rights to the site: what type of right, who is the right holder, what is the share in the right. The date of completion of cadastral work and the name of the cadastral engineer, his signature and seal are indicated.

KV extract section. 2 has a cadastral number. A drawing of the selected area is displayed here with a precise indication of terrain features for a more complete understanding of the location of the site boundaries. Border drawings can be made either handwritten or automated, as well as using copying equipment.

KV extract section. 3 includes information about the existing parts of a specific land plot and the encumbrances imposed on it. If this plot is divided into parts, then the registration number of each part of the plot is indicated. Information is entered about persons and real estate objects in connection with which or in whose favor an encumbrance has been established.

KV extract section. 4 contains a diagram of the boundaries of part of the site indicating the registration number.

KV extract section. 5 includes an outline of the location of the boundaries of the land plot with a display of the starting and ending points of the boundary of the entire area of the plot or the boundary of a separate part of the plot, directional angles, and horizontal applications. A description of the area, numbers of adjacent areas are provided, and special marks are placed.

KV extract section. 6 contains a display of each turning point of the site boundary with coordinates, and a description of boundary signs.

The cadastral extract of a plot of land consists of sections KV. 1-6. At the same time, sections of the KV. 3 and 4 are issued only if the appropriate data is available in the state real estate cadastre. If it is necessary to provide data on the cadastral value of a certain land plot, then only the CV section is included in the extract. 1. In the event that it is necessary to provide information to the State Property Committee that is required to carry out cadastral work, including information about the addressees of all rights holders of adjacent plots, all sections will be included in the extract.

The applicant independently determines the number of copies of the requested cadastral extract in the submitted application (the number is limited to 5 copies). The cadastral extract is filled out in full accordance with the information entered into the State Property Committee. Each sheet of each section of the extract is certified by the signature of an official who is vested with authority and certified by the seal of the authority. A cadastral extract of a land plot can be prepared electronically.

Both documents are from the GKN (state real estate cadastre), the only difference is that the extract contains data about the property, including the coordinates of the object’s points (according to sections KV1-KV6) and data on the termination of the existence of this object, and the passport includes, unique characteristics of the property and other information, depending on the type of property itself. That is, a cadastral extract can be called a detailed version of a cadastral passport.

Why do you need a cadastral extract (extract from the Unified State Register of Real Estate)?

  • To register a capital construction project located on the site;
  • If you need to create boundaries on a land plot or draw up relevant land management documents;
  • If you need to clarify the area of the site and its established boundaries;
  • To check whether the land tax was compiled correctly. In order to obtain accurate information about the cost of the plot;

The extract form is approved by the Ministry of Justice and includes sections KV1-KV6.

  • Cadastral extract KV1 - includes generalized information about the land plot, including cadastral number, location, type of use and ownership, category of land, area, cost and other information. If certain data is missing, the document indicates that it is subject to clarification.

What kind of document is this?

A cadastral extract about a land plot is an extract from the state real estate cadastre containing the requested information about the property. If, in accordance with cadastral information, the real estate object about which information is requested has ceased to exist, then any cadastral extract about such an object, along with the requested information, must contain cadastral information about the termination of the existence of such an object.

What is it for?

Since the beginning of 2017, the cadastral extract has changed its status as the main document describing the characteristics of the land plot. In fact, it has not changed its appearance and purpose. But you won’t be able to order it as an independent document from a branch of Rosreestr or the MFC. At the moment it has almost completely been replaced. The difference between them is that the extract from the Unified State Register contains not only data about the land plot, but also data about the rights to it and encumbrances. That is, it incorporated two previously existing documents - a cadastral extract and an extract from the Unified State Register. Therefore, now the cadastral extract can only be useful for carrying out work on. And then, if there is page B6, where the coordinates of boundary markers of the land plot are indicated.

Where and in what form can I get it?

The extract can now be obtained in paper form and only at MFC branches. Regional branches of Rosreestr “disowned” this work and moved on to more important matters.

Currently, a cadastral extract is issued only after submitting an application for registration of a land plot with cadastral registration without registration of rights. Naturally, before this you need to go through the procedure. If a boundary plan is submitted to the MFC along with registration of rights, an extract from the Unified State Register is issued. Application review period: up to 10 days without registration of rights

— up to 12 days with registration of rights

What does a cadastral extract look like and what does it contain?

Below is a sample cadastral extract of a land plot with a detailed description of the information contained in it:

1. Form KV.1. It contains general information on the land plot, namely: cadastral (or conditional) number, location, category of land, permitted use, area, cadastral value, type of right, copyright holder, and other necessary information.

2. Form KV.2. The plan (drawing, diagram) of the land plot is displayed here.

3. Form KV.3. It contains information about parts of the land plot and encumbrances, as well as information about rights.

4. Form KV.5. It contains a description of the boundaries of the land plot indicating directional angles and line lengths.
