The mystery shopper has already been to Animal Farm - he went on an excursion to and talked about it in his. I remember that the employees of the company that builds "Scotland" mentioned the project more than once or twice. Nearest kindergarten? At Yolkki Village. Nearest school? There. The neighbors were respectfully spoken about - as if they were a serious project that had taken place. Well, it's time to find out what "Yolkki" is.

Not just Yolkki, but a whole forest

The developer is a new company. It was founded by the Alliance-Invest holding, which has been operating in St. Petersburg since 1998. The project involves four stages of construction and is being implemented with the support of Rosselkhozbank JSC and Energomashbank PJSC. Houses are being built using monolithic technology.

The first phase includes four 3-storey buildings. In total, there will be 265 apartments, and all of them, except for a 36-meter odnushka for 2.5 million, have already been sold out. Commercial premises are not included in the design declaration. In June 2017, the final preparations for the delivery of houses were underway. According to the manager, equity holders should have received the keys in one and a half to two months.

All other queues will be higher - 6-8 floors. The second phase is one 8-storey building with seven entrances. It has 386 apartments:

  • 72 studios;
  • 244 one-room;
  • 47 two-room apartments;
  • 23 three-room apartments.

The second round must be submitted by July 30, 2018. Transfer of keys - within six months from this date.

So far, little is known about the third and fourth stages - there are not even project declarations on the site in which they would be described. The developer plans to complete work on the complex in 2021. In total, more than 2,400 apartments have been designed in Yolkki Village.


How the complex works

Both the first and second lines will be fenced off. Children's playgrounds and sports grounds will appear in the yards. Yards will be free from cars. Motorists will be offered to park along the perimeter of the residential complex and on a separate site. In total, the second phase of construction involves 221 parking spaces. The developer will build a covered parking if there is a demand for places in it. While the company doubts that it is necessary.

The booklet says that the store will operate in the second phase. But the project declaration lists three commercial premises - a bank, a pharmacy and a beauty salon.

In the same booklet there is a map of the complex, on which a school and a kindergarten, shops, a pharmacy, a medical center, a bakery, a fitness club, a cafe, dry cleaning and a laundry are marked. Apparently, all this is planned to be opened in the third and fourth phases of the complex.

Where to study, where to be treated?

The village of Animal is small. According to official data for 2014, 73 residents are registered in it. In reality, the local population is larger, but the infrastructure is calculated based on these figures. So it turns out that Animal School does not seem to need its own school.

Local children go to study in Vartemyagi, Agalatovo, Oselki, Sertolovo and Leskolovo. The nearest secondary schools are in Vartemyagy and Agalatovo. You can't get there on foot, and the journey by car takes 8 minutes. A school bus comes to Skotnoye for children, but only from Vartemyag.

It is interesting that on the website "Education of the Leningrad Region" in the section devoted to the Vsevolozhsk district, for some reason the Vartemyag secondary school is absent, although it continues to work. Maybe it just doesn't have an entry. It is written about the Agalatov school that its maximum occupancy is 218 students, and the actual occupancy is 941 people. I mean, it's packed.

In "Yolkki Village" will be built its own school, but only primary and only 80 seats.

There are no kindergartens within walking distance. Local residents are forced to take their children to neighboring villages, for example, to Rappolovo. The kindergarten, which will open in the residential complex "Yolkki Village", is designed for 160 seats. He will work in the same building as the elementary school. Both institutions will open no earlier than 2019. Solving the issue of education and leisure for the residents of the first stage of the complex will not be easy.

The situation with medical institutions is also tense: you can’t get anywhere on foot, the nearest outpatient clinic is in Vartemyaghi. The booklet states that "Yolkki Village" will have its own medical center. However, we are talking about commercial premises that can be rented for these purposes, and it is not known whether a medical facility will actually open there.

It will certainly be easier to resolve the issue of retail infrastructure: shops and bakeries in new residential complexes usually appear immediately. On the territory of the neighboring residential complex "Scotland" a shopping center should start working.

Apartments and prices

The most inexpensive apartment in the second stage is a studio with an area of ​​17.52 m2, located on the ground floor. According to the site, if paid 100%, it costs a little over a million. Installments are calculated from the same amount. Most of the studios in the second stage are larger - from 22 to 27 m2. Housing with an area of ​​26.53 m2 on the 5th floor will already cost 1.7 million rubles.

The most modest odnushka with an area of ​​28.65 m2 costs 1.8 million. Most of the apartments exceed 30 m2. The largest option with a size of 46.56 m2 is estimated at 3 million euros.

Two-room apartments start from 46.42 m2 and from 3 million. For 4.1 million you can buy a kopeck piece of 63.49 m2 with a 10-meter entrance hall, a separate bathroom and a kitchen-dining room that occupies more than 18 m2. Having paid 4.6 million, you can count on a 70-meter two-room apartment with a 13-meter entrance hall, rooms of 13.26 and 17.24 m2 and a 20-meter dining-living room.

Three-room apartments cost 4.6-5.1 million, and their area varies from 71.34 m2 to 78.56 m2. There are classic and polygonal layouts.

Purchase terms

The price includes "turnkey" finishing - it is carried out in all apartments of the second stage. In June 2017, finishing could be abandoned. The cost of the apartment will not change, but instead of finishing, you can receive an IKEA store certificate as a gift (the face value depends on the footage of the chosen apartment). However, according to the manager, the action is not popular.

Mortgages are provided by Rosselkhozbank, St. Petersburg, VTB Bank of Moscow, Russian capital", "SNGB", "Deltacredit", "SMP Bank" and "Globex". The lowest rate for the bank "SNGB" is from 10.35%, while you can do without a down payment.

Payment can be made up to June 25, 2018. The down payment must be at least 30% of the base price of the apartment. base price 15% higher than with 100% payment, the mortgage is also calculated from it. Discount on an initial fee - 15%.

There is a promotion "50 to 50" - if you pay half the cost at once, another 50% is paid within two months from the date of execution of the equity participation agreement.

To purchase, you can use maternity capital, housing subsidies. Housing can also be purchased on a military mortgage.

The apartment is booked against a refundable deposit of 15 thousand rubles. The reservation lasts for two weeks, but, if necessary, it can be extended for another week free of charge.

Interaction with the developer and the road

By phone you can find out prices, availability of apartments and terms of purchase. The manager advised me to sign up for a tour. A consultation center operates right on the site, and a showroom has already been opened in the first stage. I was booked for Saturday. Collection - at the metro station "Parnassus" at 12 o'clock.

At the appointed hour, the manager met me and several others who wanted to visit Skotnoye at the metro station. He escorted us to the mini-bus and got into the car himself. The road to the consultation point took 18 minutes. Motorists should drive along the Novopriozerskoye Highway before turning onto Toksovskoye Highway.

It is worth noting that it is difficult to get to Skotnoye on your own. Theoretically, minibus No. 675 from. But Google was unable to build a route, and Yandex reported that the journey would take nearly four hours. Over time, they promise to launch additional transport to the complex.

The manager assured potential buyers that the territory would be closed from strangers, video surveillance would be provided, and barriers would be installed at the entrance to the yard.

When it came to questions, the first thing they asked was about kindergarten and school. The information that they will give up in 2019-2020 obviously upset the young parents. The manager mentioned a kindergarten in Rappolovo, located a 15-minute drive along Toksovskoye Highway, a school in Vartemyaga, which supposedly should be expanded, and in Agalatovo (also 15 minutes away). But this information did not impress the tourists.

Building and showroom

After talking with the manager, everyone went on an excursion to the showroom, located in the first stage of the residential complex. Along the way, we passed the second stage under construction. Behind the construction fence, despite the Sunday, movement was noticeable - the first sections of the house had already grown by 2-5 floors.

The first stage has been built, but the houses at the level of the first floor have yet to be finished with ceramic granite, the yard has to be landscaped and the road has to be made.

The manager showed us to one of the buildings. Finishing of common areas is almost completed - it remains to wash everything and complete work on the wheelchair (such premises are also provided for in the second stage).


There are no elevators in the first stage, but they will be installed in the second one. The manager could not name the brand. He did not know the manufacturers finishing materials in the showroom. He only suggested that the plumbing is most likely Chinese. According to him, the finish in the second stage will be different - the color scheme of materials will change and the wallpaper will be painted.

On the floor in the corridor, in the kitchen and rooms there is a laminate, in the bathrooms - tiles. Most apartments will have bathtubs, but some may have shower trays. Ceiling height - 2.75 m, they are painted with water-based paint. The windows have double glazing. Interior doors have also been installed.

The manager promised that a new showroom was about to open, where it would be possible to see how the finish in the second stage looks like.


“Yolkki Village” are neat low- and mid-rise houses with pram-friendly, enclosed and well-maintained yards. The apartments are rented out with "turnkey" finishing. One-room options in the majority. Anxiety inspires transport accessibility of the complex: you can get to Skotnoye from the Parnas metro station, without having your own car, by just one minibus, and that one does not go often. Things are even more complicated with the local infrastructure: there is neither a kindergarten nor a school in Skotnoye - children will have to be transported to neighboring settlements for the time being. The developer promises to rent a kindergarten and primary school but it won't happen until 2019. The nearest medical facilities are also located in other settlements. The shopping center should open on the territory of the neighboring residential complex "Scotland", commercial premises are also provided for in the Yolkki Village residential complex, but in the third or fourth phases, which have not yet begun to be built. Only motorists will live comfortably in Skotnoye, but parking spaces much less than the apartments in the complex, and the construction of a covered parking is still a big question.
