These are the kind of infrastructure facilities we have in mind.

In December 2019, the only significant event occurred over the past year - building 4 was commissioned. A month later, the issuance of keys began. Residents of buildings 1-3 have already received the keys, most of them have made repairs and moved in. The houses turned out to be simple, but pleasant: expressive but not tacky facades, psychologically comfortable variable number of storeys, and thanks to neat niches for air conditioners, the facade will not be spoiled by external air conditioning units. We did not find any reviews about life in the complex: apparently, the residents communicate in closed social network groups.

The developer has delayed the delivery of the last two buildings (7, 8). Actually, the same as with the first three (1-3). Many buyers note that the exclusive broker “NDV” project fed them “breakfast” for many months; the nervous wait was not pleasant. The developer "Grad Invest" had no previous experience in construction, and it is inexperience that can explain the difficulties. On the one hand, it is sad that there are delays. On the other hand, it’s good that houses are being completed and the region is not filled with unworthy and deceived shareholders. It is premature to give a rating to this developer in the general rating of companies.

According to the January photo report, the remaining buildings are completely ready (at least externally; photographs from the inside have not been published), and landscaping is underway in the local area. After completion of all work at the site, the state commission will begin its work. It is possible that this time the deadline will be met and permission for commissioning will be received before the end of the current quarter.

In any case, there are no reasons yet that could prevent him from putting building No. 4 into operation. The house has almost been built, and insulation of the facades has begun. As for buildings 7 and 8, construction of an underground parking lot, excavation and foundation work are underway. Builders have not yet started construction of residential floors. Therefore, the pace of construction of these two buildings can be more accurately assessed in a few months.

The houses of the first stage that have been put into operation leave a favorable impression on the outside. Although their design for modern new buildings can be assessed as quite typical, they still look stylish. The finishing of the common areas is also at a high level, as can be judged by the photo reports on the official website. As for the improvement of courtyard areas, there is nothing special here - everything is like in many other comfort-class residential complexes. The new residents have not yet moved into the first-stage houses. As for the acceptance of apartments and the handing over of keys, judging by the reviews on online forums, everything here is without any special excesses: the quality of construction is not bad, deficiencies, if any, can be corrected.

As of the last ten days of October 2017, the first building is almost finished, facade work is being completed and interior work is underway. The second building has also been erected; facade work is in full swing here, as well as the installation of internal utility networks. The third building has also been built: builders are working on the facade, installing double-glazed windows, installing internal utility networks, finishing common areas, etc. Let us note that, both before and now, the progress of construction does not give rise to any concerns. The current stage of readiness gives every reason to believe that the residential complex will be commissioned on time, as planned - in the third quarter of 2018. And perhaps even earlier - at least on the official website of the residential complex it is reported that it is planned to go to the State Commission with all three residential buildings in the second quarter of 2018.

Of the news that is related to the Gorod residential complex, the fate of the station is more important than others. Judging by information from city authorities, residents do not have long to wait for a new station. They promise to open it for passengers at the end of this year or the beginning of next year. In general, it should be noted that the developer tries to inform shareholders in as much detail as possible about the progress of construction. Photo reports from the construction site are updated twice a month. In addition, the official website has an online camera that allows you to evaluate the progress of work in real time. In general, the mood of apartment buyers is still optimistic, which is also evident on forums on the Internet. Indeed, there is still enough time before construction is completed, and there are no signs of a slowdown in the pace of work. It is worth noting that the permit to build the complex is valid only until mid-November of this year. On the other hand, the developer should not have any problems with its extension.

Speaking of the developer. Company "Grad-Invest" Although she is young - she was registered in 2015, less than two years ago - she still does not give her any reason to doubt herself. If you evaluate living in "City" for the future, the disadvantages, in our opinion, are the gas station next to the house and the proximity of Dmitrovskoye Highway (there is nothing good about a constant congestion of cars). In general, the transport issue here is a double-edged sword. As you know, the city plans include the reconstruction of the street of the 800th anniversary of Moscow. On the one hand, it’s good - transport accessibility will improve, on the other hand, it’s not very good, because the flow of cars will noticeably increase, and this street will be closer to Dmitrovskoe Highway in terms of the volume of exhaust gases.

The most important advantage in terms of transport will be the opening of the station (scheduled for September 2017). True, the distance to the station will still not be small - about one and a half km. So there is no need to talk about walking distance in this case. As for the even closer station “Ulitsa 800 Letiya Moskvy”, which is on the maps on the official website of the residential complex, its prospects are currently vague. In any case, the station will not appear before 2025.

In terms of accommodation, we note the good provision of social facilities in the area. Within a radius of 700 meters there are three schools and three kindergartens. By the way, the residential complex will also have three of its own kindergartens. On a positive note: the design of the first of them has already begun in August of this year (the kindergarten is designed for 150 children).

The developer cites the proximity of the park area to the Angarsk Ponds as one of the advantages of the new building. This is a really great place. But we must take into account that in warm weather the park becomes an active picnic area for local residents (as reported on the forums) and walking around it will not be so pleasant in this regard.

Among the advantages LCD "City" Let's name a wide selection of apartments, whose layouts correspond to modern ideas about comfort class. There is a good range of options for singles and family buyers here. In addition, local apartments are easy to redesign, since there are no major interior partitions. We also note a moderate number of apartments on staircase landings.

Sales in the complex, judging by the information on the official website, are quite active. The price is adequate for new buildings within the Moscow Ring Road. There are currently not too many alternative options in this part of the Northern Administrative District. The closest competitor is, of course, but some of the offers there are not apartments, but apartments. Apartments are also offered in the Club House on Prishvina. Apartments at comparable prices are presented in the residential complex “On Bazovskaya”. The advantage of the latter over "City" is that it has already been delivered. There is nothing to say yet about the residential complexes being designed in Beskudnikovsky Proezd. Implementation dates are unknown and competition "To the city" they obviously won't make up.
