Developers continue to actively develop the industrial zones of the capital. Recently, the MR Group company introduced the Yasny residential complex to the market of new buildings in Moscow, which will appear on the site of a former shoe factory in the Yuzhnoye Orekhovo-Borisovo district. As part of the project, both apartments and apartments are offered to buyers. The minimum purchase price for the complex is 3.5 million rubles. The proximity to the metro also adds to the attractiveness of the new building - the Domodedovskaya station is just a 10-minute walk away. On instructions from the editors of the site, Mystery Shopper set out to find out whether it would be more profitable to “buy” an apartment or an apartment here.

What will happen?

The Yasny residential complex is three monolithic buildings on a plot of 5 hectares, which is being built in the Southern Administrative District at the intersection of Kashirskoye Highway and Yaseneva Street. The first two buildings, 10-19 floors high, are reserved for apartments (1,284 units), while the third (6-14 floors high) will contain apartments (653 units). Owners will receive all apartments without finishing.

Initially, in the third building, the developer wanted to allocate one of the sections for hotel rooms (which is confirmed by the project declaration, which includes 30 rooms), but later it was decided to abandon this idea, so only apartments will appear in building No. 3. All buildings will be delivered simultaneously in the third quarter of 2018, or more precisely on September 30, 2018. Although for some reason the advertising brochures indicate the fourth quarter of 2018.

An underground parking lot for 920 cars is planned under the buildings. In addition to apartments and apartments, the developer plans to build an attached kindergarten, school and medical center on the ground floor of one of the buildings. Children's infrastructure facilities will be private, as will the medical center.

The first floors of the third building will be allocated for commercial premises: small shops, pharmacies, bank branches, etc. will appear there. Since the apartments, in principle, are commercial and not residential real estate, I specifically checked with the manager whether I would face a hairdresser behind the wall with a constant flow of visitors, even if I “buy” an apartment, say, on the 7th floor? The manager said that theoretically there is a risk, but in practice it makes no sense, so it is unlikely that small businesses will appear on floors above the first.

Who is building?

The developer in the project declaration is the Moscow Shoe Factory named after G.V. Mukhanov, the founders of which are two Cypriot companies: Cryptonwood Holdings Limited with a 45% share in the authorized capital and Mirenford Finance Limited with a 51% share. The land on which the Yasny residential complex is being built belongs to Moscow, the developer leased it.

It is unlikely that all these names, especially those of Cypriot offshore companies, will say anything to the average buyer. The practice of creating a developer based on the company that leases the project land (or owns it) is quite common in the construction market.

But the developer of the project is the MR Group company. Thus, the Fili Grad residential complex and the low-rise project New Stupino were inspected. The company has been operating in the Moscow real estate market since 2003, building both commercial and residential real estate. The projects are also very different: from spot high-rise development to a large-scale low-rise satellite city, which is “New Stupino”.

As a rule, within its Moscow new buildings, MR Group likes to combine several real estate formats: these are traditional apartments, apartments, and offices. However, the developer converted some of the apartments in the Vodny residential complex into apartments this year.

I note that the general contractor of the project is the Turkish construction company Ant Teq, it is part of another equally well-known Turkish structure - Ant Yapi, which is currently engaged in the construction of the Mayak residential complex in Khimki, and previously built the Rublevo Park residential complex (OPIN). Despite the conflict with Turkey and the subsequent sanctions, the contract was concluded until December 31, 2015, which means that it is most likely that the Turkish contractor will complete the complex.

Developer reliability - 7 out of 10 points

MR Group does not build very much, but it regularly brings new projects to the market. It meets deadlines, which is important. In this particular case, Cypriot companies are confused: you need to understand that the DDU is not concluded with the MR Group, but with a shoe factory, which, judging by the documentation, has a very indirect relationship with the developer. The Turkish general contractor also does not add reliability, especially in light of recent events.

Who is selling?

Three real estate agencies are responsible for the sale of housing: Est-a-Tet, Best-Novostroy and Metrium. Their sales offices are lined up on the construction site. I was first attracted by the beautiful layout in the Metrium trailer, but the manager there was already talking with some woman, so I went into the empty Est-a-Tet trailer.

I’ll tell you about the service later, but for now I’ll note that the prices for Yasny apartments are all from the developer, you won’t have to pay any additional commissions. At least to the managers of Est-a-Tet, from whom I “bought” the apartment.

By the way, another participant in the project, the Speech Choban & Kuznetsov bureau, is responsible for the architectural appearance of the new building.

Also, perhaps another participant in the project is Zenit Bank. According to the manager, the bank is lending money to the developer for the construction of a residential complex, although I couldn’t find information about this anywhere else. If this is so, then Yasny’s ​​chances of being completed increase, because banks rarely lend for the implementation of illiquid projects.

Internet intelligence

Of course, before the trip, I first looked for information on the Internet. I found the website quite quickly - it is bright, pleasant and understandable. There is a description of “Clear”, but it is not overloaded with lyrics. There are a lot of beautiful renderings, for some reason it says that from the metro to the new building it’s a 7-minute walk. Interesting accuracy.

The first thing I got acquainted with was the project declaration. Then I went to choose an apartment - this can be done either on the building you like or by setting the necessary parameters. I was pleased that the exact prices were indicated, but I was surprised by the lack of a name for the second building. Let me explain: when I hovered the mouse over the first one, “Borisovsky” was highlighted, on the third one “Yuzhny” appeared, but the second one remained nameless for me. Apparently, on the day when I was studying the site, something broke in the second building or it was temporarily taken off sale.

On the page dedicated to the Yasny residential complex on the Est-a-Tet website, I read that mortgages are provided so far by two banks (VTB24 and Vozrozhdenie), while only VTB24 appeared on the registered one, but the conditions were indicated for both apartments and for apartments. And on the new building page on the Best-Novostroy website, Tatfondbank and Transcapitalbank also appeared.

The same page pleased with the abundance of permitting documentation. In addition to the project declaration, which I read on the website, on the Best-Novostroya website I found a building permit, and all the changes to the project declarations, and floor plans! This is a responsible approach, the creators of the promotional site should take note of it.

But the Est-a-Tet website describes detailed terms of implementation (mortgage and installment plans), and this is the only page of Yasny where I found a video broadcast - even on the registered website there are no webcams. On the page of “Best-Novostroy” I was very surprised by the deadline; it is written that the completion of the project is scheduled for the beginning of 2018, although the third quarter can hardly be called the beginning of the year.

The new building’s page on the Metrium website contained information almost similar to its “colleagues”. Of the documents, however, there was only a construction permit. There was again confusion with the deadline, which in the “Development Plan” section is indicated as IV quarter. 2018, and in the “Conditions of Sale” section it is already written that the occupancy period is Q3. 2018. But there is an opportunity to choose an apartment on a checkerboard pattern.

On the pages of Yasny on the websites of all three sellers, for some reason it was possible to choose an apartment only in buildings No. 1 and No. 3, I never found the second one, which made me think that it was not for nothing that the name of the second building did not come up on the website when you hover the mouse. Again, looking ahead, I will say that, according to the manager, the developer withdrew some of the apartments from sale in order to return them later, but put them up complete with finishing. Perhaps this is the reason.

Of course, I couldn’t help but go to the page of the residential complex on the website of the developer - MR Group, but it turned out that a transition to the registered website was automatically configured there.

The forums are almost empty. This is not surprising, because the project is completely “fresh”. However, we managed to find something. They mainly discuss investment attractiveness, or rather the lack thereof. Forum members criticize the high prices for apartments, noting that “Yasny” is being built in a not very prosperous location - right next to the Kashirskoye Highway with heavy traffic.

Information accessibility - 7 out of 10 points

I advise potential buyers not to be lazy and study all the pages of Yasny, not limiting themselves to the registered site. Somewhere you will find all the permitting documentation, somewhere a video broadcast, and somewhere your own method of selecting an apartment (on the general plan, according to parameters or on a checkerboard). You will have to spend a fair amount of time, but the “portrait” of the project will more or less emerge.

Ways-roads

Pedestrians will have no difficulty getting to the Yasny residential complex. You need to get out of the Domodedovskaya metro station, the landmark is the Domodedovsky shopping center. Or cross the road immediately, because... the construction site is located on the same side as the shopping center, or go along the opposite side of Kashirskoye Shosse, since you can cross it via an underground passage right in front of the construction site.

It is impossible to miss it; it is surrounded by a fence with advertising banners that will definitely tell you that this is where Yasny is being built. If you are too lazy to walk, you can take a minibus or bus (No. 907) one stop and get off at the Shoe Factory, but the walk from the metro to the construction site is 10 minutes, I specifically timed it.

I’ll tell car owners right away that Kashirskoe Highway is an outbound highway, and that says it all. More precisely, only the video that I shot from different points at the intersection of Yaseneva Street and Kashirskoe Highway, standing next to the future residential complex in the middle of a weekday, will tell about the traffic that is present here. There are not just a lot of cars here, but a lot, traffic jams are common.

To get from the region to the Yasny residential complex you need to take the Kashirskoye Shosse, then drive under the MKAD overpass, then drive towards the center until the sign “Yasenevaya Street, right exit 120 m.” After 120 meters, turn right onto the Kashirskoye Highway alternate and drive to the intersection of the street and the highway, where you will see all three sales offices of real estate agencies.

From the center it’s even easier - along Kashirka towards the Moscow Ring Road to Yasenevaya Street, turn onto it, then go onto the Kashirskoye Highway alternate and from there into the tunnel. When leaving, keep to the left, you will again get to the Kashirka alternate, but you will be driving towards the center, you will again reach the intersection of the highway and Yaseneva, to the right to the sales offices.

Transport accessibility - 7 out of 10 points

For pedestrians, everything is fine, if a 10-minute walk along the polluted Kashirka can be called pleasant. But nevertheless, you can get to the residential complex on your own two feet relatively quickly, and from two metro stations. Motorists - whatever your luck. When I left the sales office in the evening at around 17.00 after talking with the manager, there were traffic jams at the intersection in both directions.

Sales office Est-a-tet

As I already said, three real estate agencies are selling apartments in the new building. I went to Est-a-Tet. Firstly, the Mystery Shopper had already “bought” an apartment from this company in the Mayak residential complex and was satisfied with the service, and secondly, the manager in the first Metrium trailer was busy with the buyer, and I didn’t want to wait.

The service did not disappoint this time either. Denis was kind and polite, our conversation developed in the most pleasant way. I was pleased that he had a good command of the topic, he told everything about the residential complex in great detail, and about the area as a whole, mentioning that he used to live nearby, so he knows everything in Orekhovo-Borisovo Yuzhny quite well.

The manager gave me two informational and advertising brochures. The first was about apartments in buildings No. 1 and No. 2, the second was dedicated to apartments in building No. 3. Periodically showing me various details in a large picture depicting the entire residential complex, Denis said that behind the new building there is an empty military unit, which the city authorities also wanted to give for development, but developers are in no hurry to take it, because... about 30% of the apartments will have to be given to the military. Then I thought about those who would buy an apartment overlooking a vacant lot, where skyscrapers in the window-to-window style might later appear.

On the other side of the residential complex (further along Kashirka towards the region) there is a Lukoil gas station, also not a very good neighborhood. In response to my question why most of the housing in the residential complex are apartments, and the smaller part are apartments, Denis frankly said that it was unprofitable to completely turn the complex into apartments: then the developer would have to build more infrastructure facilities, and the land plot is small, it’s difficult to turn around, so I had to design apartments that do not require social services. And for the first two buildings with classic apartments, the attached garden, school and medical center are an adequate load.

I also learned from Denis that the apartments can be converted into apartments in the future, but not all of them, but only those that meet insolation standards, so the manager advised me to consider offers above the 7th floor. The translation can be carried out either independently or through a developer.

Service - 9 out of 10 points

There is practically nothing to complain about, the objective presentation of the residential complex is captivating, there is no feeling of being “snuggled in”. Denis helped me choose the most interesting apartments and apartments with good insolation, and honestly told me about social facilities and the military unit. But he didn’t give me the Yasny booklet; he had it in a single copy.

Housing geometry

Buyers will receive both apartments and apartments without any finishing. There will be no screed, no leveled walls, only brick tracing on the floor, so you can move the walls at your discretion - monolithic construction technology allows this.

Electrical wiring to the panel, double-glazed windows will be installed, glazed loggias. The ceilings are 3 meters clear. I repeat - there is a possibility that part of the housing withdrawn from sale will be returned, but the offer will already include finishing, however, this is not yet certain - the developer is only considering this option.

The apartments are presented in three types: “one-room apartments,” “two-room apartments,” and “three-room apartments,” with areas ranging from 34.9 to 88.1. There may be 4-5 apartments on the site. The apartments have a different layout: studios, one-room apartments and two-room apartments, the minimum area is 20 square meters. meters, maximum - 68.2 sq. meters, on the site from 5 to 8 apartments. There are 2 elevators in each section (in all buildings).

The one-room apartments are all quite typical, there are no frills in the layout, but there are also no obvious shortcomings. The area of ​​kitchens starts from 10 square meters, there is a combined bathroom everywhere (3.7 sq. m.), a balcony of 1.3 sq. m. meters, the only differences are in the size of the hallway - the larger the apartment, the larger the hall. The kitchen area also increases to 15.6 square meters. m, but the plan shows a sofa, apparently, the authors of the brochure offer “one-room apartments” in Euro format.

Two-room apartments are available both linear and hinged - on two sides. The bathrooms here are already separate (4 and 1.6 sq. m), the kitchen areas are large - from 12 to 17 “squares” in Euro-format apartments.

“Threshkas” are all on two sides, there are no linear ones, and most of the apartment faces the courtyard and only one window on the other side. The authors of the brochure propose to make one of the rooms in large “three rubles” - the dining room - a walk-through so that you can get there from the kitchen. The proposal is interesting, but does not oblige the new resident to this particular layout. In the three-ruble apartments, the square footage is smaller and the kitchen area is more modest (12 square meters versus 14.7 square meters), and the dining room is no longer accessible. There is only one balcony in all three-room apartments (1.3 sq. m).

In the apartment layout of the first two buildings, what is striking is that the emphasis is on one-room apartments, a little more than two-room apartments, and three-room apartments can be counted on one hand. But in general, the layouts are not bad; now at the initial stage of sales there is plenty to choose from.

If all apartments have a balcony area of ​​only 1.3 sq. meters, then all apartments, even studio type, have balconies of 2.6 square meters. meters. In general, the studios differ from each other only in the size of the hallway and bathroom; the area of ​​the room combined with the kitchen is 19.6 sq. m. meters.

One-room apartments also all have combined bathrooms, kitchen area or 11.2 square meters. meters, or Euro-format, where the footage of the room-kitchen is already 15 “squares”.

Two-bedroom apartments are available both linear and swing. A good option for those who want to buy cheaper in order to convert the apartment into an apartment in the future are corner 2-room linear apartments in section No. 8; The windows there face both south and east - there will definitely be no problems with insolation.

Layouts - 8 out of 10 points

I liked the layouts. Of course, it is better to choose an apartment on high floors and with windows facing the courtyard, and not on the busy Kashirskoye Highway, military base or gas station. But in general, the geometry of the housing is mostly successful; arranging furniture will not turn into a headache. The height of the ceilings and the presence of balconies even in the studios are pleasantly surprising.

How much?

Prices for apartments in the Yasny residential complex start from 3.5 million rubles, for apartments - from 4.9 million rubles. The cheapest apartments and apartments are on the second (the first are given over to commercial space) floor. With each floor the cost increases by 50-55 thousand rubles. “This is the policy,” the manager answered me when asked what caused this.

Competitors

Nearby there is another developer with an unusual name - “State Farm named after. Lenina" - is building a house in residential quarter No. 4. This is a three-section monolithic brick building, the commissioning of which is scheduled for the second quarter of 2016, that is, the competitor’s construction readiness is much higher, as are its prices. The cost of one-room apartments (minimum area 48 sq. m) starts from 5.2 million rubles. However, if we calculate the price per square meter, we get 108 thousand rubles, which is much cheaper than the cost of one-room apartments in Yasny (141 thousand rubles per square meter). True, getting to the metro here is at least 2 stops further, it’s not so convenient on foot, but the house is about to be completed.

If you go from the Domodedovskaya metro station towards the center, towards Borisovsky Ponds, then on Marshal Zakharov Street, in Orekhovo-Borisovo North, the PIK Group of Companies is building a residential complex of the same name. This is one 5-section monolithic building with 735 apartments with a similar completion date as the Yasny residential complex - II quarter. 2018. Apartments there, however, are sold through housing cooperatives, which is risky. Studio measuring 25.3 sq. meter costs 4.3 million rubles (170 thousand rubles per “square”).

On the other side of the Biryulevsky forest park, MFS-6 is building the Zagorye residential quarter, consisting of 6 monolithic brick houses. Some of them have already been commissioned; prices for the smallest apartments (30.8 sq. m.) start from 5 million rubles (161 thousand rubles per sq. m.).

I wasn’t too lazy and looked at how much apartments on the secondary market cost in the buildings I passed by on my way to the new building. It turned out that in general, “one-room apartments” (30-32 sq. m. in area) can be bought for around 5 - 5.3 million rubles, there is even an urgent sale for 4.7 million rubles. Of course, everything depends on the state of repair and the area of ​​housing, but the price is almost comparable to what MR Group offers in Yasny at the foundation pit stage without any finishing.

Prices - 6 out of 10 points

The cost of housing in Yasny really cannot be called low or even acceptable, considering that with each floor the prices increase by 50 thousand rubles. You can, of course, save money: buy an apartment and then transfer it to an apartment, but you need to have a good understanding of insolation standards in order to accurately choose the “right” room. However, firstly, prices for apartments on high floors are approaching apartment prices, and secondly, Capital Group CEO Alexey Belousov said in an interview with the site that the transfer is not cheap.

How to buy?

Both apartments and apartments in the Yasny residential complex are sold under 214-FZ through the conclusion of an equity participation agreement. However, as I already mentioned, apartments are commercial, not residential real estate, 214-FZ does not protect those who buy them under the DDU, the agreement serves only as a certificate of sale.

Until the end of 2015, the developer provided a 3% discount on the purchase of all housing in the Yasny residential complex when purchasing with a mortgage or with 100% payment. However, Denis said that for investors purchasing 2 or 3 apartments or apartments at once, the discount may be greater (“4% was exactly what was agreed upon with me”).

Mortgage data varies. For example, the manager told me that you can definitely buy an apartment with a mortgage at VTB24, Vozrozhdenie Bank and the Bank of Moscow. On the sites, as I already wrote, Tatfondbank and Transcapitalbank also appear. In any case, the manager said that mortgage conditions should be found out directly from banks.

Apartments can be purchased with a preferential mortgage (subsidized by the state), apartments - not. The rate (I took the figures from VTB24) varies greatly: 11.15% (apartments) versus 13.75% (apartments). According to the manager, in six months you can expect a mortgage from Sberbank and Zenit Bank.

It is possible to buy an apartment in installments for a year and 1.5 years. In the first case, you must immediately pay 50% of the housing price, in the second, 70%, then the installment plan will be interest-free. However, if you have 80% of the housing price and you want to pay the rest in unequal monthly or quarterly payments, everything can be discussed individually.

In general, the purchase scheme looks like this:

1. Book an apartment and pay 1% of its price to show the seriousness of your intentions.

2. If you buy with a mortgage, the reservation is made for 15 days to wait for the bank’s approval or refusal. If 100% payment or installments - 10 days.

3. Sign the DDU, which is sent for registration.

4. After registration, pay the remaining 99% of the housing price.

5. The developer gets access to the money.

The letter of credit for which you need to deposit money is opened at the same Zenit bank absolutely free of charge. Registration of a preschool educational institution and subsequent registration of ownership rights costs 60 thousand rubles. Important: the 1% reservation fee is included in the price of the apartment and is returned to the buyer if, for example, the bank does not approve the mortgage loan.

I also took the time to check whether the company providing DDU insurance was on the list of insurers accredited by the Central Bank. It turned out that Respect-Polis with registration number 7743014574 is among those who meet the requirements of officials.

Purchase scheme - 7 out of 10 points

Everything here is reliable, clear and transparent, with the exception of a couple of points. Firstly, although apartments can be purchased under the DDU, legally the buyer will not be as well protected as the shareholder of the apartment. The second disadvantage is the small number of banks in which you can now get a mortgage; the lack of a flagship Sberbank may be a problem for some. And most importantly, purchasing apartments with a mortgage is completely unprofitable.

Social and cultural life

Under all three buildings there will be a single 1-level underground parking, which can be accessed directly from the floor of your apartment. It is designed for 920 parking spaces (the cost is still unknown). Let me remind you that there are 1284 and 623 apartments designed in the Yasny residential complex, that is, a total of 1907 residential premises. Obviously, there are not enough parking spaces for everyone.

I didn’t see any flat free parking on the general plan. The courtyards will be closed to cars; people will only be able to go there temporarily to unload something, for example. By the way, upon completion of construction, flower beds and shrubs will be planted, as well as trees: mountain ash, maple and birch.

Also, as part of the project, an attached school will appear on the ground floor of building No. 1, and a kindergarten in building No. 2. According to the project declaration, both the kindergarten and the school will be equipped with children's and sports grounds. All this will be equipped with elements of sports equipment and small architectural objects. The booklet that I downloaded said that the kindergarten has a capacity of 111 places, and the school has a capacity of 275 pupils. Let me remind you that according to the manager, both the school and the kindergarten will be private.

On the pages of all sellers and on the registered website it is stated that the residential complex is being built in an area with a well-developed infrastructure, and there are 8 schools and more than 10 kindergartens nearby. The map showed me only 2 schools near the residential complex, which can be reached on foot, all the rest are located at a considerable distance. The same picture applies to kindergartens.

As for the rest of the infrastructure, it is all abundantly presented at the Domodedovskaya metro station, where a huge shopping center of the same name operates. Judging by the signs, there are many different restaurants, cafes, and shops. Let me remind you that the first floors of the Yasny residential complex are also reserved for small businesses, so there will definitely be no problems with where to buy groceries.

The map also showed me two city clinics next to the Yasny residential complex, and the project declaration mentions a medical center. According to the manager, it will definitely be, but also private. There are also several private medical laboratories around where you can get tested, and children's clinic No. 107.

Infrastructure - 8 out of 10 points

Despite the modest infrastructure within the residential complex itself, there are actually enough institutions of various profiles nearby. The new residents will have no problems with medicine or shopping. I would, of course, like the kindergarten and school to be municipal, because... children of apartment owners will be accepted into regular kindergartens and schools with temporary registration, but on a residual basis (if there are free places), and the problems with getting into Moscow gardens even with permanent registration are known to everyone.

Ecology

There are both minuses and pluses. Minus - Kashirskoye Highway, all three buildings face it on their western side. In the east, on the general plan, the military unit is slyly depicted in the form of a forest; you will not find a Lukoil gas station from the south at all, only a small icon as a landmark on the Est-a-Tet brochure. Agree, it’s an unpleasant neighborhood.

I have already said, and in the video I have repeatedly emphasized, that the traffic on Kashirskoye Highway is very active, the air is polluted, and walking along it is definitely not healthy. However, on the other side of the highway there is a huge Biryulevsky forest park. This is practically the only green area near the new building, but its scale is surprising. The manager assured me that from the high floors of Yasny the windows would offer a view of the forest. It’s difficult to judge now, but I don’t exclude that it will happen.

conclusions

The advantages of the Yasny residential complex are a reliable developer, location near the metro, open layout of apartments, clear and transparent purchase scheme, proximity to a huge forested park area.

The disadvantages are also obvious: private infrastructure, an incomprehensible developer “on paper”, location near an outbound highway with active traffic, which means noise and dust, and most importantly, high prices for starting sales in times of crisis. The investment attractiveness of the complex, in my opinion, is questionable.

You can buy an apartment for your own residence, but you need to choose the building and section wisely so as not to breathe in exhaust fumes and not admire the gas station. I also do not rule out that the apartments will be popular with businessmen who often fly from Domodedovo Airport. In general, the project is not for everyone; based on the sum of factors, I give it “7” points.
