Eurasia estate. The most expensive houses in Russia. Features of luxury real estate

05.05.2022

The estate near Moscow "Eurasia" became famous back in 2008. Then, numerous reports appeared in the news feeds that the American Forbes magazine included it in the TOP 10 of the most expensive estates in the world. The cost of $ 100 million, which the then owner asked for it, was almost a record for those times, and soon Eurasia broke into the top five, then into the top three leaders in the international market.

Price - $100 million

House "Eurasia"

"The three-level house "Eurasia" is built on rublevka designed by the Dutch architect Bert Brons. There are eleven bedrooms. But there are still four cottages for guests nearby, and a huge recreation center with saunas, a wine cellar, a cinema and a swimming pool, - the estate was painted in the press. - The house is finished with granite and marble, and the roof is made of gilded copper. The vast territory of the Eurasia estate was planned by French designer Philippe Niez. It was he who made "Eurasia" a "smart home". The dwelling itself can turn on and off the lights, air conditioning and other electrical appliances in the mansion.

Some newspapers even announced a competition in order to find out the name of the new ruler of "Eurasia", but so far no one has succeeded in doing this. We got to the bottom of the truth and ... were extremely surprised.

House without mind

But first, we talked with Alexander Zusik, Gen. director of the architectural bureau Architecton, which designed the "Eurasia":

For the first time I hear about the Dutch architect Bert Brons and I doubt that such a person even exists. Eurasia is entirely our project. The only foreign specialist we attracted, and even then partially, was the same French designer who was involved in the landscape.

The house is finished with granite and marble

- And who started the "smart home"?

We developed the Eurasia project by order of its first owner. He built a house for himself and even lived there for a while, but for some reason he soon decided to sell it. However, in our project, the house was not "smart". Perhaps the owner himself later brought him to "mind", but the Frenchman did not do this. Like the mythical Brons. Sometimes realtors themselves create a legend for residences so that they can be sold more profitably.

Zusik refused to disclose the name of the customer, and he also has no information about the new tenant. But now you will have it.

Medvedev Support Fund

Judging by the cadastral documents, in 2010 the estate was acquired by... The Fund for Support of Socially Significant State Projects. [Sotsgos project also owns "Kurskpromteplitsa" Andrey Medvedev- Ruspres.] Of course, taking into account the current geopolitics, the Eurasian theme is indeed relevant, but not so socially as to be supported by the purchase of the estate of the same name. Yes, for crazy millions.

- Can I talk to someone about this?- we asked in the fund (abbreviated - "Sotsgos-project").

No... And in general, we have no real estate on Rublyovka.

An artificial river starts in the forest, passes near the house and hides in the thicket.

- But I have the documents in front of me.

The fund hung up.

Such secrecy is easily explained. Sotsgosproekt is a private company, but its founder, Vitaly Golovachev, has long supported, if not all state projects, then certainly one - by name Dmitry Medvedev .

[Golovachev also tied with Bondarchuk, Ernst, Bachurin and Uralsib through Medvedev's Hollywood, Glavkino - Ruspres.]

For example, according to Kommersant, Golovachev's fund owns the Kurskpromteplitsa company, 10% of whose shares are owned by Andrey Medvedev, the prime minister's cousin. The same cousin also manages the "daughter" of "Kurskpromteplitsa" - "Seim-Agro".

Golovachev himself heads Orion LLC, established by the Dar Fund for Regional Non-Commercial Projects. This fund still owns part of the land in Ivanovsky Plyos, near the Chernev estate in Milovka, where Dmitry Medvedev periodically rests. In the documents, copies of which are in our editorial office, Orion is called the "Dar Fund Management Company".

The Sobesednik also found out that Golovachev also heads another management company - Meritage, established with the participation of a classmate of the prime minister, Alexei Dolgushevsky. Previously, the co-owner of the company was Svetlana Iskrova, a former student of Medvedev at St. Petersburg University. Even earlier, Iskrova owned Basis-Direct LLC, which later became the property of the Mansurovo agricultural complex, which bears the glory of Medvedev's. In addition, a classmate of Iskra Philip Polyansky at one time he was the general director of the "Dar" fund, already known to us from Milovka.

By the way, according to our information, a year and a half ago, the "Medvedev's estate" in Milovka, according to papers, became the property of the Gradislav Non-Commercial Foundation for the Promotion of the Preservation of Historical and Cultural Heritage, established by a certain Leonid Rubtsov. A man with the same name now heads the Green Yard company, which was founded by Vitaly Golovachev's Sotsgosproekt and which today also owns a small piece of Eurasia (at the entrance).

In a word, it seems that in addition to the Kursk estate and the estate in Plyos, the prime minister has acquired another unofficial residence.

P.S. By now, Eurasia has split. This spring, almost half of the site went to a certain Lyudmila Smolenskaya. As we found out, we are talking about a close relative (most likely, older sister) of the former banker Alexander Smolensky. In the 1990s, Smolensky was known as a member the so-called "seven bankers", an informal association of oligarchs who exerted their influence (including financially) on the Russian authorities. What is behind this deal today is still in question.

From the site of the company-seller "Usadba" (2008)

“Inhabitants of the estate can enjoy the view of the forest, the artificial lake and the river, which originates in the forest, turns towards the facade of the house and again disappears into the thicket. Pedestrian bridges are thrown across the river, and wooden arbors are located on the lawns.

In the sports and recreation complex, the entire first floor is reserved for a huge swimming pool. The decoration of the complex is designed in oriental style: the ceiling of the room is made in the form of a dome and decorated with an imitation of the starry sky. In addition, a dozen different baths were built in Eurasia for every taste: Turkish, Finnish and Russian.

On the ground floor of the house there is a Japanese courtyard with a traditional rock garden, and on the second floor there is a private cinema. In general, this house was created in order to satisfy any, even the most sophisticated requests of its owner.”

Chairman of the Investigative Committee Alexander Bastrykin: “We do not have enough kindergartens. We could have many kindergartens if we confiscate those castles and palaces that are now bought by corrupt officials. Here is the solution for nursing homes, dilapidated orphanages ... Here, please, they drove along Rublyovka, took it here ... and in the order of confiscation. Here are ten nursing homes and 15–20 orphanages for the Moscow region, for example.”

Mere mortals can only get there on an excursion, and even that is unlikely. But people with thick wallets spend every day there.

The most expensive houses in Russia, by coincidence, are located on the territory of the Moscow region. And it is not surprising, because it is in this region that almost all the richest people in the country are concentrated. So, where is life like in paradise? Introducing the most expensive houses in Russia.

And before starting the list, it is worth noting that it is compiled by specialists after a detailed study of the lists of real estate that is for sale, and surveys of realtors. The study takes into account only houses and apartments, it does not include land and apartment buildings.

Eurasia

The mansion "Eurasia" got into the rating of the most expensive houses. He has a really fabulous price for Russia - $ 100 million. The estate near Moscow is located on the seventeenth kilometer of the Rublevsko-Uspenskoe highway in the Gorki 2 area. The mansion itself covers an area of approximately 10,000 square meters. It is surrounded by a personal plot of 5.4 hectares with a forest, a park, an artificial lake and a river. The latter originates in the forest, goes to the facade of the house, and then hides again in the forest. There are bridges across the river, and on the lawns there are wooden gazebos.

In a luxurious residence, in addition to the master's house, there are two guest rooms. It also houses a recreation center with a sports and recreation complex and a reception house (it is connected to the rest of the space by an open gallery). The mansion also has an administrative building (this is a room for the security service and for the staff of the estate), a garage for three cars, as well as guest parking for 20 places. The house is finished with granite and marble, and the roof is made of golden copper. On the second floor, a wide balcony stretched along its entire length. By the way, the interior space is also carefully thought out. To create coziness, the customers involved one of the world-famous Feng Shui masters in the construction process, this is Grant Master Yap Chen Hai.

The vast territory of the Eurasia estate was planned by French designer Philip Nieza. He then made Eurasia a smart home. The dwelling itself can turn on and off the lights, air conditioning and other electrical appliances in the mansion. Naturally, the engineering equipment of a luxury home meets absolutely all modern standards; all this is combined into an intelligent housing management system.

House in Barvikha

Another house, in which the entrance is only for the elite, is located in the village of Barvikha Sanatorium. There, the estate is worth about $74 million. Its area is 2.4 thousand square meters. And the area adjacent to the house stretches for 100 acres. But even to look at such a construction miracle is almost impossible. The mansion is, as they say, in a closed sale, so few people managed to see and read the photos with the description.

Another position in the ranking is also occupied by a house in the village of Barvikha Sanatorium, in the Meiendorf Gardens. And the cost is the same - $ 74 million. Even the land plot occupies 100 acres, but the area of the house itself is slightly larger - 2.6 square meters.

The estates in the village called Landscape will cost a little less. There, the price dropped to $72 million. One house for sale in the village occupies 2.5 square meters, and the other - 2.8 square meters. Both of them are also on sale and only realtors have information about them, and they are as elite as the houses themselves.

In the village of Zhukovka XXI, according to experts, an estate is being sold for $50 million. The building area is 2.1 square meters, the area where you can roam, occupies the same 100 hectares.

Realtor calculations

According to analytical studies, 90 percent of the most expensive proposals for country estates fall on Rublyovka, 5 percent on Novorizhskoye Highway, and only 2 percent on Minsk Highway. In these areas, the most expensive house costs under $100 million, but the "budget" option will cost $16 million. The minimum area of a luxurious mansion is approximately 400 square meters. In general, the total cost of the most expensive cottages is 2.5 billion dollars.

It turns out that the average price of one square meter of "premium class" housing is 16.9 thousand dollars. And what is strange, such houses are quite popular, in demand, bought and sold.

5 most expensive houses in Russia

It is worth noting that the most expensive estates are located on the territory of 32 villages in the Moscow region. The highest prices for houses are in Gorki 7 and Gorki 2, Barvikha, Zhukovka, Meiendorf Gardens, Diplomat, Landscape. Experts say that real estate prices in Rublyovka are greatly exaggerated.

There is something to strive for

But Russian houses are still far from world leaders. The most expensive house in the world costs 12.2 billion US dollars. The "modest" dwelling occupies 752 square meters of area. It has eight rooms and a garage for four cars, by the way, as expensive as the mansion itself. The house, gigantic by Russian standards, has a unique wine cellar and a terrace, a luxury for the average citizen of our country.

However, not only the house itself is unusual, but also the materials from which it is made. Especially for the construction of the building in Switzerland on the shores of Lake Zug, precious metals were brought - gold and platinum, and even rare dinosaur bones, whose age has long exceeded 60 million years.

Who ordered such a luxurious house for himself is unknown. But still, he got into the Guinness Book of Records. They also indicated the weight of the metal spent on the construction - this is 200 tons. The Swiss architect (he developed the unique design of the mansion) Stuart Hughes supervises the process of building the house.

Exclusive in this house is a meteorite stone and shavings from dinosaur bones. You will hardly find this anywhere else. The workers of a Swiss construction company worked for five and a half years to create the most expensive house in the world. And the elite construction was led by a Swiss named Kevin Huber, an employee of exklusivHAUS of Zug Switzerland.

74 million dollars - this is the price of the most expensive house on Rublyovka, which has only been found at the moment. It is located in the Meyendorff Gardens village (the former Sanatorium Barvikha). In 2010, another mansion in Barvikha had the palm. It was sold for $66 million. And two years ago, the most expensive house, according to Forbes magazine, was the Eurasia estate worth $100 million, located in Gorki-2. But today "Eurasia" is only the fifth in our top. Since the end of 2010, the house has been on sale for $57 million.

The top Rublev exclusives do not have detailed information on the objects, and there is also no opportunity to publish photos of the most expensive estates. After all, such proposals are not made openly. They are not found in real estate databases. Moreover, not every curious person will be able to get to the bride. Sellers carefully check everyone who reports their intention to purchase such a homestead. And not everyone eventually agrees to show the house. It is understandable, because new tenants must correspond to the already established environment. For example, in the same Barvikha there are residences of Vladimir Lisin, owner of the Novolipetsk Metallurgical Plant, vodka king Rustam Tariko (Russian Standard holding), Nikolai Sarkisov, co-owner of the RESO-Garantia insurance group.

Previously, the co-owner of the company was Svetlana Iskrova, a former student of Medvedev at St. Petersburg University. Even earlier, Iskrova owned Bazis-Direct LLC, which later became the property of the Mansurovo agricultural complex, which is known as Medvedev's. In addition, classmate Iskrava Philip Polyansky at one time was the general director of the "Dar" fund, already known to us from Milovka.

By the way, according to our information, a year and a half ago, the "Medvedev's estate" in Milovka passed into the ownership of the papers Non-profit Foundation for the Promotion of the Preservation of Historical and Cultural Heritage "Gradislava", founded by a certain Leonid Rubtsov. The person with the same name currently heads the company"Green Yard", which founded Sotsgosproject by Vitaly Golovachev and which today also owns a small piece of "Eurasia".

In a word, it seems that in addition to the Kursk estate and the estate in Plyos, the prime minister has acquired another unofficial residence, ”the author of the publication concludes.

“To date, Eurasia has split. This spring, almost half of the site went to a certain Lyudmila Smolenskaya. And apparently it's about close relative (most likely older sister) of a former banker Alexander Smolensky, - reports IA Stringer.

In the 90s, Smolensky was known as a member of the so-called "seven bankers", an informal association of oligarchs who exerted their influence (including financially) on the Russian authorities. What is behind this deal today is still in question.”

In "Eurasia" built a dozen different baths for every taste: Turkish, Finnish and Russian. Photo: Architecton
